Try a 20 Year Mortgage
This Saturday's topic will be comparing a twenty year mortgage to a thirty year or fifteen year mortgage. Most of the wealth in America is in real estate. It is the largest single investment most people will make. Yet, most people give very little thought to how to finance their purchase.
A little known product that is available on the market is the twenty year mortgage. Most buyers opt for a thirty year mortgage. If you have a $100,000 loan at 7% interest amortized over thirty years the monthly payment of principal and interest would be $665 and the total of all payments would be $239,508. That means that over 30 years you would have paid nearly 2 and 1/2 times the original cost of the house in mortgage payments. With the same loan amortized over twenty years the the monthly payment of principal and interest would be $775 and the total of all payments would be $186,072, a $53,000 savings over the life of the loan compared to the typical thirty year mortgage!
